Comparing home warranty providers is easier when you choose the comparison terms yourself, before you read anyone's summary. A summary decides what to highlight. A side-by-side you build from the contracts shows you what each provider actually wrote. This article gives you a method for that comparison and a short set of terms to hold steady across every contract you read.

Choose your terms before you open any contract

Pick a short list of terms that matter to your home. Useful ones usually include the service call fee, the waiting period, the annual cap, the obligor, the cancellation route, the transfer rule, how a technician is assigned, and the list of exclusions. A waiting period is the time after the contract starts before certain items are accepted for a claim. The obligor is the party that promises the covered work. Write each term at the top of a blank sheet, with a row below it for every provider.

Set the contracts next to each other

Copy the wording of each term from each contract into its row, word for word, and note the page or section it came from. Do not paraphrase. Where two contracts use the same word to mean different things, record the difference in a separate column. Ignore adjectives such as comprehensive, premium, or complete, because they describe the seller's intent rather than the contract's content. Where a term is missing entirely, write missing and add it to your list of questions for the company.

Check the claim route and the exclusions

Read the sections on how a claim starts, who decides whether an item is covered, and who chooses the technician. These sections often matter more than the headline figures. Then read the exclusions and mark which of your own appliances appear there. A comparison that ignores your own equipment is only a comparison of paper.

Weigh the terms by your household

Not every term matters equally in every house. A home with older equipment may weigh the waiting period and the exclusions heavily. A household that expects to move may weigh the transfer rule. Decide which few terms carry the most weight for you, and give those rows more attention than the rest.

Where to go next

If you would like a side-by-side already arranged by term, the home warranty companies compared, term by term page sets out the published figures in matching columns. You can see how those published scores are built on the page explaining how the report scores companies. Then check those figures against the sheet you built here before you decide.
