Most people compare home warranties by the amount they pay and the terms they receive. Fewer look at the other end of the contract, the point where you stop. If you leave before the term ends, the refund you receive depends on a formula written into the contract, and that formula can matter as much as the price you paid at the start.
Two terms come up in almost every cost discussion. The service call fee is the charge the contract sets for each visit a technician makes to your home. The annual cap is the most the provider will pay toward covered repairs in one contract year. Neither term is a refund rule by itself, but both can enter the refund math, because visits already used and money already spent are often subtracted before anything comes back.
Many refunds are worked out from the time left in the term rather than from a fixed share of the total. The provider may look at how much of the term has passed and how much of the contract's value has already been used. It may then subtract a cancellation charge or an administrative charge. The order of those steps and the way each one is stated differ from contract to contract, so read the wording instead of assuming it.
Ask the provider for its cancellation formula in writing, and check each of these points:
- Whether the refund is based on time left, on value used, or on both
- Whether visits already completed are subtracted, and how each visit is priced in the formula
- Whether a set cancellation or administrative charge applies, and how that charge is stated
- Whether any add-on items you bought are refunded under their own terms
- How the refund is paid, and how long the contract says it takes
- Whether you must give notice by a particular method, and what proof of that notice the contract accepts
When you compare providers on refund terms, compare the formula, not the headline total. Two providers can show similar terms on paper and return very different amounts at the same point in the contract. Ask each one to walk through a sample early exit in writing, using the same months used, the same number of visits and the same add-ons, so the answers line up. A written example is worth more than a verbal estimate.
The site's list of home warranty companies sorted by money-back period can help you narrow the field before you read individual refund wording. Treat it as a starting point only. The refund formula lives in the contract itself, and the contract alone governs what you receive when you leave.
